Enable JavaScript to use this interactive calculator. The calculation method and assumptions are explained below.

How this calculator works

Rental taxable profit subtracts operating costs, interest and depreciation from rent. Cash flow also subtracts principal and capital spending but does not subtract noncash depreciation. Additional income tax is calculated only on positive modeled rental profit.

Planning estimate only. Review the assumptions alongside the result before using it for a tax, financing or business decision.

Common questions

Why can taxable profit differ from cash flow?

Depreciation is a noncash deduction. Principal and capital spending consume cash but are not current operating deductions in this model.

Are passive losses calculated?

No. Loss offsets, carryforwards, NIIT and QBI need a separate review. The tool keeps a rental loss visible without treating it as an automatic tax saving.
