Capital Gains Tax Calculator

Estimate federal tax on a simple investment disposal, including the effect of other taxable income.

US federal • 2026 · Instant results · No sign-up

Enable JavaScript to use this interactive calculator. The calculation method and assumptions are explained below.

How this calculator works

The net gain is proceeds less selling costs, adjusted basis and entered nettable losses. Long-term gains stack above ordinary taxable income through the 0%, 15% and 20% bands. Short-term gains use the ordinary schedule. A simplified incremental NIIT calculation is shown separately.

Planning estimate only. Review the assumptions alongside the result before using it for a tax, financing or business decision.

Common questions

Can I use this for a rental property sale?

Not as a complete calculation. Depreciation recapture, unrecaptured section 1250 gain and other property-specific rules are excluded.

Does a negative gain produce a refund here?

No. A loss is displayed without automatically calculating ordinary-income offsets or carryforwards. Review the actual loss-netting rules.
