How this calculator works
The standard amortization formula uses the nominal annual rate divided by 12. At zero interest, payment equals principal divided by months. Each schedule row separates interest, principal and remaining balance.
Planning estimate only. Review the assumptions alongside the result before using it for a tax, financing or business decision.
Common questions
Does the result include lender fees?
No. Origination fees, insurance, balloon payments and daily interest conventions are excluded. Compare with the actual loan agreement.
When are extra payments applied?
The model applies an extra amount with each monthly payment, starting with month one. The final payment is capped at the remaining balance plus interest.
